Are You A Target?

with... Multiple Speaker(s)

What is the RE Commission Looking for when it comes to wholesaling? Find out at this months meeting!

Are you a target in the eyes of the REAL ESTATE COMMISSION?

The legality in wholesaling Real Estate can be a hotbed for debate.
In general, those who like to argue that wholesale real estate investors are doing business illegally feel this way because they are not licensed brokers.
However, wholesalers are not actually selling a property in of itself, but rather, are selling the ownership of the real estate contract associated with the property.
Based on this argument, wholesaling is widely viewed as a legal activity.
The legality of wholesaling depends on many factors.

NOTE:
***FIRST, WE ARE NOT ATTORNEYS DISPENSING LEGAL ADVISE.
WE ARE ONLY EXPRESSING OUR OPINIONS BASED ON INFORMATION WE HAVE RECEIVED.

IF YOU NEED LEGAL ADVISE PLEASE SEEK A COMPETENT REAL ESTATE ATTORNEY***

It can be perfectly legal if done correctly, or in violation of the law if done incorrectly.
Real Estate Commissions across the country are targeting illegal wholesaling. We do not want you to become a statistic.

As you might know already, real estate wholesaling is one of the most profitable types of real estate investing.
Investors search for Real Estate Property from motivated sellers, put it under a contract, and then sell their contract to another real estate investor.

However, the real questions here are:
What are the risks associated with real estate wholesaling?
And what can you do to avoid those risks and therefore succeed in your career as a real estate wholesaler?

Randy Thomason (ArkREIA President) has met with the full Real Estate Commission (In Session) to discuss and find out exactly what they are looking for, deeming it legal or illegal.
Also, what they are primarily focused on for finding and prosecuting people wholesaling illegally.

Thursday, February 14th, Randy will be sharing this information with everyone at our monthly
ArkREIA Meeting to keep you legal in your upcoming transactions.

Randy will also be updating market statistics for Central Arkansas and Nationally and how this could affect you and your Real Estate Investing Business.

No matter what strategies you use as a business model, the housing market fluctuations
can make a big difference in how you do business.
This could mean the difference of a few pennies or thousands of dollars that could be deposited into your pocket.
As the market changes, knowing strategic information will help you adjust our deal structuring to accommodate more profitable strategies.

A Little Extra: (If time Permits)
If you've got a hot lead but are unsure how to negotiate or structure it, bring your lead sheet
Randy will discuss possible structuring or options to get the deal signed.
